9. Storage Space:
The building has a total of 33,142 square feet of storage
space located in the Sub-Basement
(the level below the Concourse) available for tenant
use.
10. Electrical:
The building has 2 risers capable
of delivering 4,000
amps each and 2 risers capable of
delivering 2,000 amps
each that operate at 265/460
volts-3 phase for lighting
and tenant power. Each floor can
be served by two (2)
electrical closets which are
capable of delivering seven
watts per rentable square foot,
exclusive of the air
conditioning system. Tenant
electrical usage will be
direct Con Ed metered.
11. Emergency Generator
Provisions:
A Caterpillar Emergency Generator
is located on the
43rd floor. The generator has a
capacity of 625kva/
750kw, at 265/460 volt, three phase, four wire, and
serves emergency lighting, fire/life safety systems, and
elevators. Emergency circuits are
available to tenants
for emergency lighting and
fire/life safety systems only.
12. Heating, Ventilation, and
Air Conditioning:
Base building systems shall
maintain average indoor dry
bulb temperatures not less than
68° F, whenever the out-
door dry-bulb temperature, during
business day hours is
lower than 65° F and not lower
than 0° F.
Base building systems shall
maintain average indoor dry
bulb temperatures no higher than
78° F whenever the
outdoor dry-bulb temperature,
during business day
hours is higher than 65° F and not
higher than 95° F, and
the outdoor wet-bulb temperature
does not exceed 75° F.
The building system will furnish
an average of not less
than 0.20 cubic feet per minute of
outdoor fresh air per
square foot of tenant area.
The above performance
specifications are based on an
occupancy of not more than one (1)
person per one (1) hundred
1. square feet of usable floor space and an office
electrical load of not more than
4.5 watts per rentable
square foot.
Building System:
The base building system is a
variable air volume
system which permits the tenant to
develop multiple
zones in the demised space. The
perimeter system
is a single zone, two (2) pipe
induction system that
provides heat and cooling to the
first 15'-0" zone
adjacent to the window wall. The
induction units are
thermostatically zoned for control
of tenant area.
Heating System: The building is heated by Con Edison
steam. The base
building heating equipment and
circulation pumps are
located in the sub-basement of the
building. Heat is
delivered to the perimeter
induction units which service
the exterior zone of the demised
premises. The interior
zone is heated by the base
building air system. This
interior zone is thermostatically
controlled by the
branch duct serving the space.
13. Coolant Type:
Chilled water and condenser water
for supplemental
cooling.
14. Sprinkler System:
The building is fully sprinklered. Each
floor has a sprinkler main loop that extends
around the core of the building. The building standard
sprinkler head is a fully recessed, "unspoiler" type head
with a matte white finish.
15. Communication
Capability:
There are two communication closets per floor. The vertical alignment of the existing
communications closets will facilitate the future introduction of fiber
optics or dedicated communications cables. There are
NYNEX fiber optic risers and cable TV service within
the building core.
16. Roof Antenna:
Antenna space is available subject
to structural mounting limitations and adjacency
restrictions imposed by other existing antennas.
17. Hours of Building
Operation:
8am-6pm Monday thru Friday, excluding holidays.
18. Operating Facts:
Loading Dock - There are 6 loading
docks, each
approximately 14' wide x 33' deep,
which connect directly to the service elevators.
19. Fire Alarm System:
The building is served by an addressable
fire alarm
system. The fire command station
is located at the
Lobby Concierge Desk with data
gathering panels located on
every third floor. Each floor of the building
has existing strobe light circuits
with the capability of
powering and controlling new
tenant strobe lights
(as required by the Americans with
Disabilities Act)
directly, without the addition of
auxiliary control
panels. The system has the
capacity to support an
extensive quantity of fire alarm
devices, control outputs
or sub-system panels, either
directly or via additional
addressable control/monitoring
modules and minor
programmable alterations.
20. Security/CCTV System:
The Security and Closed
Circuit
Television (CCTV)
center is located at the Lobby
Concierge Desk. All
building entrances and loading
dock doors are
monitored for intrusion.
Additionally, video cameras,
connected to 24-hour video tape
recorders, monitor all elevator cars, main Lobby Areas,
building entrances,
loading docks, principal building
passageways and Elevator Lobbies within the
building. Loading dock roll up doors and after hour entrances
are remotely operable from the Concierge Desk.
